Design Build

The design-build approach in construction is a project delivery method where a single entity (Rococo) handles both design and construction, streamlining the process under one contract. This integrated approach fosters collaboration, reduces risks for the owner, and enhances efficiency by overlapping design and construction phases. General Contracting/Fixed Price

Rococo efficiently manages projects from inception to completion while ensuring quality, cost control, and timely delivery. It requires strong coordination of subcontractors, suppliers, and stakeholders, along with adherence to safety regulations and industry standards. Effective communication, problem-solving, and risk management are key. We maintain transparency, deliver within budget, and meets or exceeds client expectations. By leveraging expertise, technology, and strategic planning, Rococo is able to ensure smooth execution, minimize delays, and optimize resources, ultimately contributing to a project’s overall success and long-term value. In this case Rococo can be brought in early during the design phase or once the drawings are complete.

On a fixed price contract, the only time the price changes is if the design changes. This is a fairly standard project delivery type particularly with residential or light commercial when there is lots of time to develop the project before construction starting.

Construction Management

In this case Rococo Construction provides pre-construction advisory services and budget development to the owner and the owner’s design team, during design development in an open and transparent basis. This keeps the owner fully informed as the design unfolds and helps prevent the owner from experiencing surprises related to costs or scheduling before starting construction.

The budget is developed during this time by Rococo in an “open book and transparent manner” so the customer completely understands the impacts of different decisions during design.. Once the design is complete and the budget is finished, a fixed price contract can be entertained. Using this form of project delivery provides the best of both worlds to the owner. First the Owner gets the value from Rococo’s transparency and involvement during design development and finalization of the budget. For the actual construction the owner has the piece of mind of a fixed price!
