This was a unique two storey home complete with a finished basement. It has several details that are very cool including custom tile shower and bath surround, custom tile backsplash, natural gas generator and other modern features.

This project is a contemporary style design constructed under a fixed price contract. It is approximately 1,000 square feet finished on the main floor and 1,000 sq ft in the walk out ICF basement. Due to the topography the basement is a slab on grade concrete floor, while the garage is a structural concrete floor supported by screw piles. The build includes several unique features including: Aria (Fittes) vents and electrical switch detail, bulkhead over the master bed, “floating” concrete sidewalk and a custom tile shower.. This smaller home is an excellent example of using the available space wisely!

For this client we started with a complete gut on the interior and exterior including the basement. The home was originally constructed in the mid 80’s and was in need of new décor. The work here also included framing modifications to the existing flat bottom chord trusses over the back half of the house, including the master bedroom, to match the scissor trusses in the kitchen/dining/living area. Although this is hard to see in the photos, is significant work but comes with great “wow” factor. The clients sister was the interior designer for this project and was instrumental in bringing the finishes together.

We really enjoyed constructing this compact design on a small lot with all sorts of storage and unique features. A standard foundation for us these days is using AMVIC ICF which is well illustrated in this project.

We were able to incorporate Hardie sheathing with Battens and Longboard (steel horizontal siding) along with a new roof over the upgraded decks to give this 1970’s home some great street appeal!

Farm Build
This farm home will be a favour home for this young couple. Constructed with insulated concrete forms from the basement to the underside of the trusses. Some very nice finishes and a great view!
